The Sujimoto Group has announced ambitious plans to construct the Isabella de’ Medici, a groundbreaking 49 storey luxury hotel set to become the tallest and most opulent hospitality landmark in Nigeria. Located in Lagos, the development aims to redefine luxury tourism across the region by blending high-end hospitality, leisure, and a unique private hotel-suite ownership model.

Architectural Vision and Amenities

Drawing creative inspiration from Renaissance Florence and named after Isabella de’ Medici of the influential Italian banking family, the development is designed to rival world-class international hospitality brands like the Four Seasons.

The property will feature several striking architectural and recreational highlights, including:

  • A Sculptural KRION Façade: A modern, cutting-edge exterior design.

  • A Grand Lobby Aquarium: Projected to be Africa’s largest hotel-lobby aquarium.

  • A Hanging Infinity Pool: Located on the 35th floor, offering panoramic views.

  • Exclusive Leisure Facilities: International restaurants, luxury boutiques, wellness centers, a private cinema, a casino, a billiards lounge, and a sky bar.

Investment and Private Ownership Model

Unlike traditional hotels, Isabella de’ Medici introduces a private suite ownership structure that allows individual investors to purchase property for personal use or join a professionally managed rental pool.

  • Pricing Progression: Pre-launch prices for 45-square-metre deluxe suites begin at $150,000. Prices are scheduled to increase to $210,000 at groundbreaking, with potential escalations up to $600,000 upon project completion, depending on construction milestones.

  • Investor Perks: Founding investors will have the unique opportunity to name their suites after themselves and enjoy up to 21 days of personal annual usage under the managed rental framework.

  • Projected Returns: The company estimates potential annual rental income of up to $30,000 on a $150,000 suite (a 20% yield), alongside projected returns on equity reaching up to 300% upon completion.

However, prospective investors are reminded that these financial projections are estimates and are not guaranteed. Actual performance will depend heavily on occupancy rates, ongoing operating expenses, management fees, prevailing market conditions, and final contractual agreements.

Lessons Learned and Future Outlook

The announcement follows the culmination of Sujimoto’s flagship residential project, the Lucrezia on Banana Island, Lagos, where homeowners have begun taking possession of their properties.

Reflecting on the development of Lucrezia a 15-storey building featuring 600-square-metre four-bedroom maisonettes and penthouses Group Managing Director Dr. Sijibomi Ogundele addressed the significant economic hurdles encountered along the way. Citing challenges such as rising construction costs, exchange-rate volatility, borrowing obligations, and regulatory pressures, Ogundele noted that the group's past financing structures were not adequately shielded from macroeconomic shocks.

To ensure greater stability for the Isabella de’ Medici project, the company is implementing stricter financial controls. These measures include more prudent borrowing strategies, aligning corporate commitments with available funding, setting up financial checkpoints at construction milestones, and enhancing risk assessment protocols.

Despite past hurdles, Sujimoto highlights the strong historical appreciation of its properties such as a Lucrezia unit originally purchased for approximately ₦650 million that has seen offers climb to ₦5 billion as a testament to the long term value of its developments.

With Isabella de’ Medici, the Sujimoto Group seeks to transition firmly into large-scale hospitality and investment driven real estate, though the final delivery timeline, detailed financing structures, and independent verification of financial projections remain vital considerations for interested stakeholders.
